Office sector leads the charge with 9.70 million sq. ft of operational stock, signaling the city’s growing importance as a Tier-II real estate destination

JAIPUR, OCTOBER 22, 2026:  Jaipur has established itself as one of India’s leading Tier II commercial real estate markets, according to JLL. The city is demonstrating consistent growth momentum across office, retail, and warehousing segments. This progress reflects the expanding opportunity that Tier II cities in India are offering today, driven by market maturation and increasing business interest throughout the region.

Over the past few years, Jaipur has shown steady advancement as a commercial real estate destination, positioning itself among India’s more active Tier II markets. The city’s strategic location near Delhi NCR, developing infrastructure, and competitive operational costs have attracted businesses seeking expansion beyond traditional metro centers.

The office sector has been a key driver of this growth, with 9.70 million sq. ft of operational stock now serving tenants across IT/ITES, BFSI, consulting, and other sectors. This inventory reflects sustained demand and establishes Jaipur as a viable option for companies looking to access skilled talent at more attractive cost

Office market shows strong expansion with 9.70 million sq. ft Grade A Stock

“Jaipur exemplifies the transformation underway across North India’s Tier-II markets. We are witnessing occupier demand from technology firms, financial institutions, and logistics operators who recognise that Jaipur offers the infrastructure quality of metro markets with superior cost economics and access to North India’s expanding talent base. The flexible workspace segment is thriving with approximately 11,000 seats currently operational, and an additional 3,150 seats projected to enter the market over the next few quarters. Looking ahead, the office sector anticipates healthy supply additions of 3.32 million sq. ft by 2028, signaling sustained developer confidence and market demand,” said Manish Aggarwal, Senior Managing Director, North & East India, JLL.

Jaipur’s office market has reached a significant milestone with a total stock of 9.70 million sq. ft, backed by an attractive rental range of INR 45-95 per square foot per month. The market demonstrates healthy fundamentals with quality stock providing ample opportunities for corporate expansion.

Strategic district organization drives growth

The city’s commercial real estate demonstrates sophisticated spatial development across three distinct business districts, each serving specific occupier segments and market demands.

The Central Business District, anchored by MI Road and C Scheme, remains the city’s premium commercial core. This established corridor attracts financial institutions, corporate headquarters, and premium hospitality assets seeking high-visibility locations with proven infrastructure and connectivity.

The Secondary Business District spans Civil Lines, Ajmer Road, Vidyadhar Nagar, Malviya Nagar, Tonk Road, and JLN Marg. These neighborhoods feature stand-alone commercial complexes integrating office and retail components, serving occupiers balancing accessibility with cost considerations beyond CBD premium pricing.

The Peripheral Business District, encompassing Mahindra City, Jagatpura, and Sitapura, represents Jaipur’s most dynamic growth frontier. This technology and IT-enabled services hub hosts anchor tenants including Wipro and Infosys at Mahindra SEZ, with Sitapura and Jagatpura showing particularly strong recent leasing momentum driven by competitive rents and modern infrastructure.

This strategic three-district framework positions Jaipur to capture diverse commercial demand across the occupier spectrum, from premium corporate requirements to high-growth technology sector absorption, reflecting balanced market maturity in this Tier II city.
