Mumbai/Ahmedabad, Oct 8, 2026:  Godwitt Group and HDFC Capital, the real estate private equity arm of the HDFC Group, announced the launch of an institutional workforce housing platform across India’s industrial and manufacturing hubs.

Workforce attrition resulting from long commutes, inadequate accommodation and poor living conditions continues to impact operational efficiency across manufacturing clusters. Our partnership with HDFC Capital brings together long-term institutional capital and deep industrial real estate expertise to build a scalable platform and improve workforce living standards.”

The platform seeks to address one of India’s most significant social infrastructure gaps by creating professionally managed workforce housing that supports the country’s rapidly expanding manufacturing sector. With a vision to develop, own and operate over 100,000 beds, the platform will provide safe, dignified and professionally managed accommodation for frontline manufacturing and industrial workers across key manufacturing centres and industrial corridors.

The Government of India’s National Manufacturing Mission aims to increase manufacturing’s share of GDP to 25% by 2035 while creating 143 million jobs. According to NITI Aayog, India will require approximately 25 million workforce housing beds over the next decade.

HDFC Capital has a presence across affordable and mid-income segments, with a continued focus on rental housing platforms across senior living and student housing segments. “Workforce housing is a natural extension of this vision. Through our partnership with Godwitt, we aim to build a scalable platform that expands access to quality workforce housing and strengthen India’s manufacturing ecosystem,” added Roongta.
